Am I required to make my property available to Section 8?
No! As the homeowner you get to make the decision on whether or not you make your property available to Section 8, but our team is experienced in managing Section 8 properties. -
Are you licensed?
Yes, we are a fully licensed and registered property management company. -
Can I reach you after hours?
We encourage all of our tenants and owners to communicate through Buildium, but in an emergency situation you can call our number and leave a message. The entire team is notified and someone will promptly respond to your call. -
Can you put the money directly into my account?
Yes, we will deposit your money directly into your account through Buildium -
Do I get to see the lease or sign it?
Yes, you will be provided our Exclusive Leasing Management Agreement to review and sign. We also provide all of our owners a copy of the tenant leasing agreement, but Constant Property Management will be acting as landlord and will sign the lease, so it’s not necessary for the owner’s to sign. -
Do you sell real estate too?
Yes, we have 3 experienced real estate agents on our team able to represent you in a transaction whether you're buying or selling in the state of Georgia. We also provide referrals if you’re located in another state. -
How and when do I get my checks?
Pay out is done on the 15th of the month and will be directly deposited into your bank account. -
How is rent collection handled?
Rent is collected from tenants through Buildium and deposited directly into our trust account. In the rare case that a tenant doesn’t have the ability to access the application we will also accept money orders. -
How long of a lease do you sign?
Each lease is signed for 12 months. -
How much security deposit do you charge the tenant?
The security deposit is the cost of 1 month’s rent. -
How soon can you start managing my property?
We can begin managing your property as soon as we’ve had an opportunity to tour and inspect the property, meet the tenant, and sign the Exclusive Leasing Management Agreement. -
What type of properties do you manage?
Both single family residence and multi-family residence. If you have different property types, please reach out to us and we can discuss your options. -
What type of reports do I get and how often?
Owners have 24 hour access to all of their financial records through Buildium. Each year you will receive a 1099. -
Who holds the tenant security deposit?
The SD can be held by the owner or CPM can hold the SD in a secure trust account located in a federally regulated bank, but we always recommend that our company be the holder.
